This week marks the 10 year anniversary of the opening of the Hard Rock Theme Park in Myrtle Beach SC. The Hard Rock Park was going to be a music based theme park in Myrtle Beach that was promoted as the next Disneyland or Universal Studios for Myrtle Beach and all I can say is, "what a long strange trip it's been".
The Hard Rock Theme Park was going to have rides like the ever popular Led Zeppelin roller coaster. Local Myrtle Beach Real Estate Agents were telling tales of Myrtle Beach Real Estate prices doubling because of the added volume of visitors and business. Well even if we could take a ride in the imaginary time machine and explained to everyone how timing in life is everything it still would not have saved the Hard Rock Theme Park.
Myrtle Beach is a popular family destination with free beaches and affordable prices. Family Kingdom is a local amusement park that offers all day ride with the purchase of a wrist band for around $20.00 a day. Also parents who do not go on rides can accompany the kids in Family Kingdom for free. The Hard Rock Park used to charge anyone entering the Park a hefty fee just for entering the Park, even if they do not use the rides.
Today I ride by the location of the old Hard Rock theme Park and see the parking lot overgrown with grass and the vacant space that used to hold the "future of Myrtle Beach". It's sad to think of all the million of dollars lost on this dream and ride by the every day reminder of what might have been.
Real Estate prices in Myrtle Beach never doubled but the Real Estate Market is doing well. New attraction rallies and sporting events to the Myrtle Beach area are opening in Myrtle Beach with creative business plans and are helping the Myrtle Beach area thrive.

Myrtle Beach Tattoo shops are located in a special commercial district of Myrtle Beach. This commercial section of town was designed to have all the tattoo artist in one area and that section is Seaboard st Myrtle Beach SC.
I enjoy talking with people about their tattoos and admire the art work created by the many artist that work in the industry. It does surprise me how many people have tattoos while on vacation. You can usually spot these people with a bright white gauze pad covering the new tattoo. You can also see these people on the beach staying out of the water and the sun. Apparently new tattoos should not go into the salt water since you could get an infection.
I do not have any tattoos and my knowledge of tattoos is limited but I see newly released information that would make me reconsider getting a tattoo. Over the years the tattoo industry has created "medical tattoos" that allow people to cover up scars or display a permanent medical bracelet for medical emergencies. These tattoos seem to be the past and the future looks different for tattoo ink.
New technology created allows for the tattoo ink to change colors when there are changes in the body. This new ink can tell an athlete when their body is dehydrated by having the color of the tattoo ink change from one color to another. Also this new technology can show a diabetic when there blood sugar is low. Dermal Abyss and researchers from MIT have tested a few inks to show the possibilities for tattoos.
The future is bright for incorporating technology and tattoo artist to become more main stream and reach a whole new group of people receiving tattoos. Maybe someday soon I will be at the Tattoo shops on seaboard street in Myrtle Beach SC.

As most people are probably aware the Federal Reserve has increased interest rates today. The interest rates raised from 1.5% to 1.75% and that is the highest level since 2008.
The interest rate change is the 1st major move under the new Chairman of the Board of Governor's of the Federal Reserves Jermone Powell. The new statements from the Federal Reserves implies the market to expect 2 or 3 more rate hikes in 2018. The Federal Reserves is expecting unemployment rates to drop this year between 3.8% to 3.6% and the GOP tax cuts to further boost the economy.
The Federal Reserve interest rate of 1.75% is the money the Federal Reserve lends to banks and not the interest rates that borrowers receive.
From what I have seen today the interest rate from lenders remained unchanged to the consumers on a 30 year Mortgage since larger banks already factored in the expected increase from the Federal Reserve. You can expect to see interest rates on the rise over the next few months to anticipate the other rate hikes the Federal Reserves says it will make this year.
Today's DOW stock market was down as much as 430 points on this and other news.

This morning I received an e-mail from a local Myrtle Beach Home Inspector and I would like to share part of that with you. As a Myrtle Beach REALTOR it is my job to encourage every home-buyer to have a home inspection on the house they are under contract to purchase. If a home buyer does not want to complete a home inspection I will get the buyer to sign a document acknowledging that they do have the right to complete the inspection but they decided not to have the inspection.
A home Inspection completed by a licensed South Carolina Home Inspector can give the new homeowner an insight into some issues the home might have and offer the homeowner a better understanding of what maintenance or repairs to expect in the future. The inspection report might offer the Real Estate Agent an opportunity to have the home seller make some of the repairs necessary for the home-buyer to get the home loan required to purchase the home.
A home inspection report does not allow a home buyer the right to demand all repairs in the inspection report be made or the deal is over. A home buyer can request these repairs be made but our South Carolina REALTOR's buyers agreement only require certain items be placed in "working order". The items required to be repaired would be items that are typically required for the home-buyer to get a loan from the lender. These items may include running water, no leaks in the roof, electricity and so on. Typically if the seller does not repair items required by the lender and the home buyer can't get a loan from the lender the transaction will probably not close.
All real estate transactions are different and all real estate sales are negotiated differently. It is important that you work closely with your Myrtle Beach Real Estate Agent and home inspector and let them advise you on your specific transaction. The above information is a general understanding on how some transaction work.

Alternatively, a home inspection can be conducted after the sale, providing the buyer with valuable information they can use in planning for future repairs, upgrades, or addressing other issues.
To get the most out of a home inspection, the buyer should accompany the home inspector during the process. This allows the buyer to ask questions on site and get any needed clarification about potential issues that come up along the way. It’s a great way to get to know the home and locate key items such as key shutoff valves, the breaker panel and more. Attending the inspection will also give them a better understanding of any repair recommendations."
