This morning I received an e-mail from a local Myrtle Beach Home Inspector and I would like to share part of that with you. As a Myrtle Beach REALTOR it is my job to encourage every home-buyer to have a home inspection on the house they are under contract to purchase. If a home buyer does not want to complete a home inspection I will get the buyer to sign a document acknowledging that they do have the right to complete the inspection but they decided not to have the inspection.

A home Inspection completed by a licensed South Carolina Home Inspector can give the new homeowner an insight into some issues the home might have and offer the homeowner a better understanding of what maintenance or repairs to expect in the future. The inspection report might offer the Real Estate Agent an opportunity to have the home seller make some of the repairs necessary for the home-buyer to get the home loan required to purchase the home.

A home inspection report does not allow a home buyer the right to demand all repairs in the inspection report be made or the deal is over. A home buyer can request these repairs be made but our South Carolina REALTOR's buyers agreement only require certain items be placed in "working order". The items required to be repaired would be items that are typically required for the home-buyer to get a loan from the lender. These items may include running water, no leaks in the roof, electricity and so on. Typically if the seller does not repair items required by the lender and the home buyer can't get a loan from the lender the transaction will probably not close.

All real estate transactions are different and all real estate sales are negotiated differently. It is important that you work closely with your Myrtle Beach Real Estate Agent and home inspector and let them advise you on your specific transaction. The above information is a general understanding on how some transaction work.

 A professional home inspection includes a visual assessment of the home’s systems and structural components, including heating/cooling, plumbing, electrical, roof, foundation, walls, chimneys, doors, and windows. Appliance systems as well as heating/cooling and plumbing are tested to ensure proper operation. This evaluation is then included in the written inspection report, which includes detailed findings and identify any potential concerns. The report will also indicate any recommended repairs based on the inspection results. At that time, an agent may recommend that the seller complete needed repairs, or if not, that the cost of doing the repairs be reflected in the selling price.

Alternatively, a home inspection can be conducted after the sale, providing the buyer with valuable information they can use in planning for future repairs, upgrades, or addressing other issues.

To get the most out of a home inspection, the buyer should accompany the home inspector during the process. This allows the buyer to ask questions on site and get any needed clarification about potential issues that come up along the way. It’s a great way to get to know the home and locate key items such as key shutoff valves, the breaker panel and more. Attending the inspection will also give them a better understanding of any repair recommendations."
